Binkley & Barfield provided Site development design and surveying for two tilt wall office buildings (30,000 SF & 35,000 SF) for Sanyo and Quest Recycling on an 8-acre site, in addition to concept planning for a future building.  Site improvements designed were surface parking, paving, grading, storm drainage, water and sanitary sewer mains.  Design of off-site improvements included a water line bore under an arterial roadway, a duplex lift station, and a 2,000 LF force main for pumping sewer effluent to an existing manhole.

The site had limited options for the gravity sanitary sewer service, therefore a lift station was designed for use until an off-site gravity sewer could be constructed. An existing 70-foot wide drainage channel conveying off-site flow across the site was within the proposed building footprints.  During an early grading phase a new channel was designed to re-route the flow. The channel was replaced with closed conduit drainage along with paving and parking improvements.

These built-to-suit offices mark the beginning of several office construction projects at Austin Ranch, Billingsley Company’s 1,700-acre master-planned development.
